About

Listen first. Then do the work.

Tyler Redd is a licensed real estate broker with Amplify Real Estate Services in Spokane, Washington, and a member of Spokane REALTORS®. Before real estate, Tyler spent ten years in customer service, then the next ten as a stay-at-home dad raising his two sons. Both jobs taught him the same lesson: you have to listen before you can understand what someone really needs. He brings that listen-first, client-first approach to every buyer and seller he works with.

Tyler holds a bachelor's degree in business with a focus in marketing from Eastern Washington University (2010), completed his Washington pre-licensing education through Rockwell Institute, and earned his broker license in 2025.

When he isn't working with clients, Tyler coaches his son's sixth-grade boys basketball team, volunteers with Spokane Public Schools, and enjoys spending time outdoors with his family. For Tyler, real estate is about people: clear communication, honest advice, and making sure every client feels heard from the first conversation to closing day.

What that looks like

  1. Listen first

The opening conversation is for your timeline, your questions, and what a good result actually looks like.

  2. Say it plainly

You get a straight update: what happened, what it means, and what happens next. No scavenger hunt.

  3. Follow through

If Tyler says he will do it, it gets done. Calls are returned and loose ends are not left for you to chase.

Services

A clear plan, then follow-through.

Buyers and sellers get the same standard: Tyler listens before he recommends a next step, and he tells you what he is doing.

For buyers

You should know what is happening, why it matters, and what comes next. The first job is to understand the home you actually want.

  1. The first conversation

What you need in a home, where you can flex, and when you hope to move. A tour list waits until that is clear.

  2. A written services agreement

Before Tyler represents you on a purchase, you will sign a services agreement. It says what he will do and how he is paid, and he will walk through it in plain language. That is how a Washington brokerage relationship is put in writing.

  3. Search and straight talk

Homes that match the brief, with honest notes on condition, the block, and what the paperwork actually says.

  4. From offer to keys

Terms explained before you sign. Then inspection, appraisal, and closing dates tracked in the open, with calls returned.

For sellers

Selling is personal, especially if you still live in the house. You get a pricing conversation grounded in recent sales, and nothing goes public until you have approved the plan.

  1. The goal, first

Timing, what you hope to walk away with, and what has to be true for the move to work. The plan starts there.

  2. Price it from the evidence

Tyler will not name a number until he has walked the home and looked at recent comparable sales. You will see the reasoning, not just a figure.

  3. Prepare, then publish

What is worth repairing, what to leave alone, photos, the sign, and the description. Open houses happen when they fit the plan you approved.

  4. Showings, offers, and closing

Feedback after showings, offers compared side by side, and a closing timeline you can check.

Spokane neighborhoods

A few places clients ask about.

These are orientation notes: geography and the general feel of the housing, not prices, school ratings, or rankings. Countywide numbers are in the market report below. Tyler works with buyers and sellers across Spokane and Spokane County, not only these five areas.

  1. North Hill

North Hill sits on Spokane's north side, east of Ash Street, between Wellesley Avenue and Francis Avenue and the bluff. It is a residential neighborhood with parks nearby. The Garland District and Shadle Park High School are common landmarks when people describe this part of town. Garland and North Hill homes

  2. Audubon-Downriver

Audubon-Downriver is west of Ash Street, toward the Spokane River, with Wellesley Avenue along the north. Blocks are residential, with older homes and mature trees, and the river is part of the geography of the neighborhood. Northwest Spokane and Audubon-Downriver homes

  3. South Hill

South of downtown, the South Hill is a collection of established neighborhoods rather than one grid. Trees line the streets, parks are threaded through the blocks, and the houses range from bungalows to larger homes, including some higher on the hill. Adjacent pockets can feel quite different, so a short drive tells you more than the name does.

  4. Spokane Valley

Spokane Valley is the city immediately east of Spokane, running along Sprague Avenue and I-90. Housing is a wide mix of ages and styles, from older ranches to newer subdivisions, with larger commercial corridors than the close-in neighborhoods. People often compare it when they want a more suburban layout and a direct drive back into Spokane.

  5. Liberty Lake

Liberty Lake is a smaller city farther east, built around the lake it is named for. The pace is more small-city than close-in neighborhood, and the drive into central Spokane is longer.
